The Village of West Dundee is aspiring to transform Spring Hill from what became a functionally obsolete and disinvested enclosed mall surrounded by a sea of asphalt into a vibrant mixed-use destination. Stewardship of and direct investment in the site will restore its status as an economic engine and create a local asset with staying power.
Town Center & Main Street: Borrowing principles from what makes downtown endure, Spring Hill can employ street-facing retail and dining and be conveniently and safely accessible whether driving, walking, or cycling.
Residential: The Spring Hill area can incorporate a range of housing typologies to serve multiple market segments, accommodate various life stations, and reflect evolving consumer preferences.
Public Space: Spring Hill can become a center of activity by including meaningful public space that would be able to host community-centric events and further activate the overall site.
A Market-Driven Approach: By purchasing the former mall with a fresh start in mind, the Village can carefully select projects to create an authentic sense of place and align with the market. Redevelopment is intended to reflect the established character of the broader community and appear woven into its surroundings.
